If you break any of them, your reservation will be cancelled, you will need to check out immediately and you will not be provided a refund. * 3pm check-in / 11am check-out (Early check-in or late check-out must be approved by host in advance) * Internet: Your property is equipped with high speed Internet. Password will be provided once you get to the apartment. You agree to use our network only for legal purposes and you promise not to use it for illegal uploading, downloading, or other illegal activities. * Only registered guests are allowed. Every person in your group must be included in the guest numbers when booking your reservation. Maximum occupancy is strictly enforced to 11 persons/ Community does not allow guests outside of rental party. * Guests must report any missing or damaged items/property within 24 hours of arrival. Guests will be charged for any missing, lost, and/or damaged items or damage to property at owner's discretion. If you break something please let us know immediately. * Do not throw anything (Ex.: chew gums, residues, garbage, etc.) out of the windows or off the balcony because it is considered illegal. * We are animal lovers but unfortunately Pets are not allowed on this apartment. Some people are allergic to pet hair, so evidence of pets will result in charge of $250 FEES for a complete deep cleaning service and will be billed to customer. * Loss and Damages: All damages to the home or negligence resulting in damage to the apartment or contents will result in cost to repair being deducted from the security deposit. Guest(s) shall be solely responsible for any property damage, accident/injury to any person, loss of money, jewelry, and other items of personal property, arising out of use of premises or the items of personal property provided by the lessor. It is agreed by the parties that Owner or any other resource providing services on this property is exempted and held harmless from any and all liability, and any damage or injury to any person or property. Guest(s) shall inspect and be familiar with property use and application such prior to using them. Guest(s) hereby agrees to in INDEMNIFY and hold Owner harmless of any and all claims including those of third parties. Guest(s) assumes the risk of injury or other losses/ relating to any recreational activities and will not hold owner responsible. Owner is not responsible for articles left in the premises. There will be a $50.00 charge in addition to shipping charges for handling the return of any articles found by housekeeping. * Exclusive use of Property: Improper use of appliances and installations/or damages to these will be charged to Guest. Toilet, shower, sink shall be used only for their intended purpose. *Do not flush any paper towel, “tampons” or “condoms” or even toilet paper in the toilet. Please use the trash can instead. Buildings in Puerto Rico are very old, so you can imagine the conditions of the drain pipes. Is better to use the trash can in the bathroom rather than calling the emergency plumber. Emergency unclogging of toilet will have a charge of no less than $250.00. * * Please avoid bringing sand into the apartment; excessive sand in the shower will have a charge of$30.00. Please treat the place with respect, like it's yours. Zero Tolerance: Drug use in Puerto Rico is illegal. Guest and the members of his party shall not use or permit into the property any illegal controlled substances, firearms or items hazardous nor carry out illegal activities. If you choose to go against the law; you are solely responsible for it. * No Smoking: Smoking is not allowed inside the apartment or in the hallway. Evidence of smoking will result in a complete deep cleaning service and the guest will pay for it. * Incense or candles are prohibited too. * Check Out: Check out is at 11 am unless otherwise agreed. Guest(s) shall leave premises in neat and undamaged condition. Let us know if you need special accommodation. Do not leave food leftovers in the refrigerator, neither in the dishes and pans nor anywhere in the apartment. Garbage must be taken to the big trash room that is located next to the elevator. Excessive garbage left inside the apartment will have an extra charge of $25.00. * Keys: A minimum charge of $150 will be assessed for lost of keys. * Emergency Right of Entry: Owner has immediate right of entry in cases of emergency, or to protect or preserve the premises. Guest shall not alter or add locks. * Sublet: The unit or any part thereof may NOT be sublet. * Maid Service & Linens/Towels: Linens and bath towels are included in the unit, bathroom towels are not intended to be taken out of the unit. Extremely soiled or stained towels and bed sheets will have a charge of $20.00 per piece. Daily maid service is not included, if you desire housekeeping services, we can provide you with the service at the quoted rate and verify of the housekeeping resource is available. No extra Guests / No House Parties: Owner will accept as Rental Guests, couples and responsible adults of acceptable age of AirBnb. Guest(s) agree that the premises shall not be occupied by more than the number of people stated in the reservation. If the unit is occupied by more than the number of people stated, it will result in loss of security deposit. Maximum number of guests is 11pp. * We do not provide unlimited disposable amenities. It's your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay. We provide liquid soap, shampoo and conditioner, garbage bags, one roll of paper towel, 3 rolls of toilet paper per bathroom, dish soap, 1 dish sponge, laundry detergent. * Be mindful of others, not everyone is on vacation. The nightly price has been reduced because of this inconvenience. Construction work is being done at the building every day from 10:00 am to 5:00 pm; therefore you may experience some noise at the apartment during those hours. We clean and disinfect the apartment following OSHA cleaning standards to prevent COVID19 contamination using professional cleaning products.
